What you can learn from other Texans about selling (The Real Estate Corner)

Not knowing what to expect can be stressful. That’s especially true when lots of money and strong emotions come into the equation. Yes, I’m talking about selling your house.

One of the best ways to reduce that stress is to bring more certainty to the home-selling process. A Texas realtor will give you insights into our current market conditions, explain your options, market your property and guide you toward a successful transaction.

In addition to getting a Texas realtor on your side, you may find some comfort in learning how other Texans have handled their home sales. Here are highlights of a 2012 survey of Texas homesellers by the Texas Association of Realtors.

Most sellers seek professional assistance

Remember when I said hiring a Texas realtor is a great way to proceed? Nine of 10 sellers must agree, because they did just that. An additional 2 percent of Texas sellers tried to sell their homes themselves but then hired an agent to get the job done. Of those homeowners who sold their property on their own, more than half knew the person buying the home.

Was the price right?

Every seller dreams of receiving more than asking price for his or her home, and in 2012, that dream came true for 7 percent of home-sellers. Another 14 percent sold their homes for the full listing price. In fact, half of all sellers got at least 96% of what they were asking. For one in six sellers, though, the final sales price was less than 90 percent of the listing price.

How long does it take to sell?

Good news here: A quarter of Texas home-sellers sold their homes in two weeks or less last year. Another quarter of sellers had their homes on the market no more than 10 weeks. At the bottom end of this scale, 6 percent of homes sat unsold for at least a year.

Two-thirds of home-sellers said they would definitely use their real estate agent again or would recommend that person to others. Another 18 percent answered that they would probably do the same.

What do all these survey results mean? They show that a lot of home-sellers sold their homes quickly and for their asking price (or nearly so), thanks to the expertise and assistance of a Texas realtor. As a homeowner preparing to sell your house, that ought to bring your stress level down a bit.
