Do You Really Need an Architect? (Debbie Vallone-Homeier)

When you decide you want to build there are a lot of decisions you will have to make. One of the most important decisions will be what type of house you are going to build and where are you going to get the plans? If you already know what type of house you want but you can’t find any plans you can find that are exactly what you are looking for, you might want to think about having your plans custom-drawn by someone. Your next question might be do you really need an architect? Some people think they need an architect versus using their builder. Here is some information that will help you answer that question for yourself.

The first thing is to know that drawing your house plans does not require an architect. Most builders have that capability. If you are doing an extremely large home, the builder might select to use an architect. It is always best to have an engineer look over the designs and put his stamp of approval with his signature on them regardless.

The second thing is to ask why do some people use an architect? It could be a comfort level, they have always used one, have a family member who is one, or whatever other reason. It is fine to use an architect if you want. Architects and builders should both know the codes and procedures necessary to draw your home. There are different layouts for the floor plans, along with measurements and placements of bearing walls, different information for the electrical layout, along with the plumbing layouts that can get really in depth. Many builders work with architects with no problem.

The third thing is you can have a drafting student or someone who has just graduated from college and is going to be an architect draw up your plans. This is a great way to have your house plans drawn up for a cheaper price than what you would pay an experienced architect to do the same job. The reason why it is going to be cheaper is because they need the experience and to get the experience they have to charge a cheaper price. Again, have these plans stamped by an engineer prior to going to a builder.

These are just some of the things that you will want to take into consideration when you are wondering if you really need an architect. There is a lot of work involved if you decide not to use an architect but there is also a lot of money you can save as well. If you are working with a builder who can do this, it could save you money. If you are working with an architect, they will basically do the same thing that your builder will do. In the beginning; it’s all about what you want to build. Do you have the designs and ideas for that new home? If not, either the architect or builder can start from the beginning and help you develop that dream home. The decision comes down to how much is the work and time worth to you. There is no right or wrong answer - it is just up to you to decide for yourself if you really need an architect or just want your builder to assist in the designing of your home.
