Shopping for a Realtor or Builder (Putting the Pieces Together)

Where do you start when looking for a Realtor or Builder? Both are similar in so many ways. So here are some simple steps and questions you might want to keep handy.

What do you look and ask for when shopping for a Realtor? My first suggestion is to check out at least 3 different agents. If your property is local, the local agents know the area better than an agent for another town or county. Check references on these agents too or look at the testimonials on their site. How will they represent you? Have them show you their marketing plan and provide you with a formal Comparative Marketing Analysis (CMA). Where do they advertise? Once you hire them, have them provide you copies of everything they do and where they advertise. Require updates on calls, showings, and recommendations.

What to look and ask for when shopping for a Builder? Again, I would suggest checking out at least 3 different builders. Be sure to compare apples to apples. Not all builders include the same things in their standard build. Are they an insured builder? Get references on these builders. You might want to look at one of their homes or remodels. How does the builder interact with his clients or during your first meeting? The builder should give you a detailed schedule on building, including specifications so you know what to expect and what you are getting. The builder should give you a schedule for activities, a draw schedule (if paying cash), and signed contract. Always ask questions. Will the builder be on site? What kind of warranty will you receive? Will you get an affidavit of all bills and materials stating they have been paid, so no lien can be put against your place?

These are just some simple things and questions to consider asking when looking for a Realtor or a Builder. Keep the questions simple and consistent with each one you interview. Then you can compare equally. Remember, these folks are working for you! They should be doing the best they can.
